Kevin Ford & Co Ltd has long-established links with many local and national Solicitors and can recommend the most suitable firms for your property sale and/or purchase.

Most of our clients prefer to use local solicitors with whom we are able to keep in day-to-day contact to speed up the exchange and completion process and help the sale run smoothly. Your chosen solicitor or conveyancer will prepare the legal paperwork that is required, obtain local searches and land registry forms as well as drawing up the contracts for both parties to sign.

After a sale is agreed, we keep in touch with the solicitors for both the buyer and seller. All progress is noted in our computerised management system so we are able to give you accurate and up-to-date progress reports on a regular basis. Within this, we monitor not only your own progress, but that of your chain.

We are able to provide e-conveyancing with a number of local solicitors (and national Solicitors upon request), which allows Kevin Ford & Co Ltd to review your case on-line 24 hours a day, seven days a week. When you choose a local solicitor offering this service, we are issued a username and password to access your case notes. This helps us progress your sale and/or purchase as quickly as possible by understanding first-hand what actions have been undertaken and ensuring there are no hold-ups. We will notify you by email whenever progress is made. We also maintain our more conventional processes so we can ring or email you with a regular status report if you prefer.

Home Information Packs

From June 2007, Home Information Packs are legally required for all properties being sold, with the aim to improve the home buying and selling process.

Kevin Ford & Co. Ltd will soon be launching a new service to compile and prepare the legally required information on behalf of vendors for a small fee.

The documents required in a Home Information Pack are:

  • An index (i.e. a list of the contents of the Pack)
  • A sale statement (summarising terms of sale)
  • Evidence of title
  • Standard searches (i.e. local authority enquiries and a drainage and water search)
  • An Energy Performance Certificate
  • Where appropriate, common-hold information (including a copy of the common-hold community statement)
  • Where appropriate, leasehold information (including a copy of the lease, information on service charges and insurance)
  • Where appropriate, a New Homes Warranty
  • Where appropriate, a report on a home that is not physically complete

In addition a property owner may also include the following:

  • A Home Condition Report
  • Guarantees and warranties
  • Other searches
