Property Particulars

Your property’s full-colour particulars are prepared with room measurements and descriptions throughout. Quality colour photographs are used to illustrate your property’s best features and help potential buyers see the benefits of your home.

Our sales office in Cheadle has the ability to print your property’s details on demand and give them to your prospective purchasers via email, telephone and by post. We are also able to produce high quality brochures and summary details sheets as required.

Website

The majority of prospective purchasers begin their search on-line, so your property details are entered immediately onto the Kevin Ford & Co. Ltd website. Our website allows buyers to search for properties that match their requirements, view the property particulars and request a viewing. Buyers are also able to view your home on our market-leading ‘Live Property Map’. This allows buyers to view your home on a map and see local facilities such as schools and train stations, view the property’s particulars and request a viewing.

To gain maximum internet exposure, your property is also listed nationally on the vebra.com website that has an average of 275,000 sets of particulars downloaded everyday.

For Sale Board

Our distinctive For Sale board will direct house hunters straight to Kevin Ford & Co. Ltd where we can provide details of your property and arrange viewings.

Mailing List

Both properties and prospective purchasers’ details are entered into our comprehensive, computerised database. As soon as your property’s details are entered, it is matched with all the suitable buyers on our database who are then notified by email, telephone and post.

Window & Office Displays

Our sales office is in a prime location on Cheadle High Street, next to the Staffordshire Moorlands District Council Connect office & library that has a large public car park to its rear. Our high profile window display attracts much interest from passers-by. Colour photographs are used on the details sheets which are featured in a rotational basis both in the window and internal office displays.

Advertising

We extensively advertise our portfolio of properties in the local press, with weekly advertisements in The Evening Sentinel and the Cheadle & Tean Times.

Viewings

All property viewings are made by prior arrangement with the homeowner. If required, homeowners may arrange at the time their property is put onto the market, that prospective purchasers are accompanied by one of our experienced sales executives.

Client Feedback

Once your property has been viewed, our sales executive will establish the buyer’s interest in it and any comments they may have. Whatever the viewer’s decision, we will contact you with their feedback so you are fully aware of what is happening.

Negotiation & Sales Chasing

Our experienced team will deal with all aspects of negotiating on your behalf. We will establish and advise you on the financial status of prospective purchasers and their ability to proceed. We will also advise you on the merits or drawbacks of any offers received.

Home Information Packs

From June 2007, Home Information Packs are legally required for all properties being sold, with the aim to improve the home buying and selling process.

Kevin Ford & Co. Ltd will soon be launching a new service to compile and prepare the legally required information on behalf of vendors for a small fee.

The documents required in a Home Information Pack are:

  • An index (i.e. a list of the contents of the Pack)
  • A sale statement (summarising terms of sale)
  • Evidence of title
  • Standard searches (i.e. local authority enquiries and a drainage and water search)
  • An Energy Performance Certificate
  • Where appropriate, common-hold information (including a copy of the common-hold community statement)
  • Where appropriate, leasehold information (including a copy of the lease, information on service charges and insurance)
  • Where appropriate, a New Homes Warranty
  • Where appropriate, a report on a home that is not physically complete

In addition a property owner may also include the following:

  • A Home Condition Report
  • Guarantees and warranties
