Buying a property is likely to be the biggest purchase you’ll ever make. Before making such a huge commitment, a professional valuation and survey of the property can help you minimise your risks, give you peace of mind and potentially save you thousands of pounds in costly repair bills.

The Consumer’s Association, ‘Which’ magazine and the Council of Mortgage Lenders all advise purchasers to arrange their own survey before buying a property, and not to rely solely on a mortgage valuation.

The reason is simple: the mortgage valuation is prepared for your mortgage lender, not you, so it only answers the lender’s concern of whether the property is sufficient security for your loan. It does not determine whether there are any structural problems that need fixing.
